We undertake preliminary site and engineering inspections to ensure there are no costly surprises, including testing your soil conditions, so you know exactly what to expect before entering into a contractual agreement with us. JML also complete a full 3 stage architectural design for you to review and approve in order to minimise any on site changes.

Communication & Customer Service

All construction companies boast about their high level of customer service, but few actually walk the walk. JML Developments assign you with a dedicated customer service consultant to communicate with you throughout every stage, from the first design, all the way to completion and sign off. You will also be allocated a site supervisor who will be contactable 7 days a week to answer any queries – they will even provide you with weekly progress reports and updates on building schedules.

Owners Mark and Jamie Lees take pride in the standard of JML’s work. They will be directly involved with each and every project, overseeing progress and performance to ensure your build is finished to the highest standard in a timely manner.

How We Get You What You Want

    Initial consultation

    (An initial meet and greet between JML and the client. JML will listen to the clients plans and dreams and offer advice and feedback. The purpose of this is for JML to gather information to put together a cost estimate free of charge

    Estimate of costs based on initial consultation

    (An estimate of costs based on both site conditions and client requirements. Importance of an accurate estimate at this stage is key for JML as transparency of budget is at the forefront of the mind throughout the process)

    Initial concept meeting with architect

    (Initial meeting with architect to design a concept plan to work within both the budget and the customer needs, requirements and desires)

    Planning drawings stage

    (Once the customer is completely satisfied with the concept plans. Then JML will adapt these plans into a planning package for council submission)

    Customer selection stage

    (During council planning submission the client will complete a selection process. This is where the client can be creative, selecting the desired finishing aspects. This process is completed at this stage to create your fixed price upfront)

    Preliminary engineering

    (This is to get more of an understanding of what we are working with. This is part of the due diligence JML shows to ensure a fixed price is obtained as soon as practical and no hidden nasties can be found during the construction process)

    Working drawings

    (As we get closer to planning approval JML will develop a full set of construction drawings for the client to sign off on, this part is key to producing the fixed price contract. This also gives the client the exciting chance to see how their dream is going to look and be built!)

    Final engineering and construction documents

    (Final engineering, timber framing, energy efficiency can all be finalised now ready to be sent to the private certifier for final approval)

    Submission to private certifier for final approvals
